Hi everyone,

Marketcircle is currently researching the events and workflows that real estate agents go through to perform their businesses. I have made a sample pipeline and would hope that any real estate agents can make comments to the stages. The main purpose is to have these pipelines reflect the real world as close as possible.

Buying Process
1. Initial interview
Discuss buying specifications and the process

2. Finance
Obtain mortgage pre-approval

3. Searching
Find and visit prospective properties

4. Submit Offer
Offer a price on a desired property

5. Negotiate
Negotiate the offer price with seller and any conditions

6. Seller Accepts

7. Review Property
Review property disclosure & approval, final mortgage approval

8. Waiver of conditions
Waive conditions from the offer of purchase.

9. Closing
Commission received.

Selling Process
1. Listing Agreement
Discuss and sign listing agreement

2. Pricing
Complete market analysis with client and establish the listing price.

3. Marketing
Ads, add lawn signs, open houses

4. Showing Property
Agents showing potential buyers around the property.

5. Negotiation
Offers from interested buyer, set irrevocable date

6. Sign Contract
Buyer signs contract

7. Legal Paperwork
Documents handed over to lawyers

8. Closing
Keys exchanged, commission received

-Arrange Appointments with Buyers/Sellers
-Meeting Buyers at Property

-Write Contract on a desired property
-Procure Buyer’s Down Payment

-Negotiate the offer price with seller and any conditions

6. Seller Accepts

-Review property disclosure & approval, final mortgage approval

Howdy,

I am a real estate broker in Northern California - Silicon Valley more specifically.

I am just now considering switching to Daylite. I have been using entourage most recently. I was anxious to get my hands on the new Office 2008 release in a few months, but during my search came across Daylite 3.

I have been living with the tech struggle since I first got into the business in 1988. I used to lug around a Mac Plus in one of those big mini-fridge sized cases when I first got into the business.

Once the real estate biz came around to the tech and embraced all things Intel based, things just got worse.

Today, the only hiccup for me is WinForms which still has no mac side version. My original solution was to create my own MacForms using Filemaker Pro. In fact, I think my version actually works better than WinForms, but that is another story.

Now that we have Intel chip macs, the problem is gone. From what I am hearing from other agents, they are able to use WinForms on a mac using one of the bridge applications instead of using bootcamp to install Windows.

Anyway, I am still wrapping my head around Daylite 3.

My initial database creation was not what I hoped as it did not hold on to what groups the contacts belonged to. So now I am trying to work around that by importing from a text file, but I don't see a group field in the output from entourage... so the experiment continues.

I have about 1000 farming contacts that really need to hold onto their group designations for my life to be good. The last work around for that will be to export each group seperately and then mass assign them to groups in Daylite.

I am currently checking out the video tutorials, but could really use a big overview on all the elements and how they relate. Have not seen that in the support area.

As my experience continues, I will let everyone know how it is going. I only have 14 days left on the trial, so look for feedback around then.

I just started using Daylite and it's purpose is for my Real Estate work, so I'm really open to where to start. Should I set up keywords first, what are some of the keywords that are good in this field?
